Navda is a revenue village in Barwala taluka, Botad district, census code 511870. That district matters, and it is the first thing to get right. Barwala taluka was moved from Ahmedabad district to Botad district in 2013, but a great many village directories, older land documents and property listings still show Ahmedabad. If you go looking for Navda’s land records in Ahmedabad, you will not find them — they are held under Botad.
The village covers about 4,380 hectares, and Census 2011 counted 6,164 people in 1,066 households. That is the largest population of any village on the adjoining list — bigger than Kamatalav, Shela or Kasindra several times over. Navda is a working farming village with its own gram panchayat, not a thinly settled hamlet, and Barwala town, the taluka headquarters, is about 7 km away with the market, banks and offices that go with it.
Navda sits on the far side of the region from the things that drive Dholera prices. The Ahmedabad–Dholera Expressway is roughly 18 km away and the airport site around 40 km. That distance is the whole story of the price here: bulk agricultural land in Navda runs at the bottom of the range for the belt, well below the northern villages. Whether that is a bargain or simply a fair price for being further out is a judgement you have to make yourself — we are not going to make it for you.
One naming point. The DSIRDA plan map spells the village NAVADA; Census and revenue records use Navda. Locally you will also hear Nava Navda and Juna Navda — the gram panchayat is recorded under both names in different sources. Match documents on the census code, 511870, not on the spelling.
Navda’s land records are held under Barwala taluka, Botad district. Pull the 7/12 and 8-A extracts from the e-Dhara kendra at the Barwala taluka office, and take any measurement or survey-number query to the DILR office, Botad — not Ahmedabad.
This trips people up more than it should. Barwala taluka moved from Ahmedabad district to Botad district in 2013, and most of the village-data websites you will find through a search still list Navda under Ahmedabad. Jantri rates, the sub-registrar and the DILR office all follow Botad. If a broker or a document points you at Ahmedabad district for this village, that is a sign the information is out of date.
Agricultural land in Gujarat can only be bought by someone who qualifies under the state’s tenancy law. If you don’t, the parcel needs to be NA-converted before you can buy it, or the purchase has to be structured differently. Sort this out before you pay an advance, not after.
Navda is one of the villages the DSIRDA Draft Development Plan map labels an adjoining village — its land runs up against the notified boundary on the western side of the region.
Being on the boundary is worth less here than it is in the northern villages, and it is fairer to say so. What sits across the line from Navda is the outer edge of the plan area, not the Activation Area, and the infrastructure that is actually being built — the expressway, the airport, the Activation Area TP schemes — is concentrated well to the north and east. The expressway is roughly 18 km from the village and the airport around 40 km.
Outside the notified area, none of DSIRDA’s planning applies in any case. DSIRDA does not plan the roads here, no TP scheme reconstitutes your survey number into a final plot, and infrastructure follows ordinary rural timelines. The expressway is also access-controlled, so distance to the carriageway is not the same thing as access to it, and no interchange has been identified as serving Navda.
What Navda offers instead is price and scale. It is the cheapest village in the belt and one of the largest. Both of those are real. Neither of them is a substitute for proximity, and a page that pretended otherwise would not be much use to you.
Why the difference? Plot rates include NA conversion, internal roads, demarcation and the smaller ticket size. Bulk land is the same land before that work is done.
