Bhadiyad is a village inside Dholera SIR, in Dholera taluka of Ahmedabad district, covering roughly 49.73 square kilometres. That puts it among the larger of the 22 villages. Its recorded population was 2,630 at the 2001 Census, the figure the Draft Development Plan works from (DSIRDA Draft Development Plan, Appendix C, Table C-1).
What is unusual about Bhadiyad is that its land sits in two Town Planning schemes rather than one. About 9.40% of TP Scheme 2’s total area comes from this village – a real share of the SIR’s central scheme. A much smaller portion, around 0.07% of TP Scheme 1, sits in that scheme alongside Ambli, Kadipur and Gogla. The second figure is small enough to be easy to miss, but it is the reason a Bhadiyad parcel cannot be assumed to be a TP2 parcel without checking.
Bhadiyad sits outside the Activation Area – the TP-2A and TP-4A area where development is already on the ground.
Residential and agricultural parcels trade here, and the two are priced very differently. Agricultural land is the lower entry point, with the eligibility condition that comes with it in Gujarat.
If you are looking at an agricultural parcel here, settle the eligibility question first, before price. Gujarat restricts who may buy and hold agricultural land, and a purchase that cannot be registered in your name is not a bargain at any rate. Take that question to a lawyer rather than to the seller.
Then the scheme. Ask whether the parcel is in TP2 or in the small TP1 portion of the village, then which sub-scheme, then what stage that sub-scheme has reached. TP1 and TP2 are at different points in the process, so the answer changes the parcel’s position.
After that, the usual: the Final Plot (FP) number, the DSIRDA NOC and confirmation of NA clearance. A survey number on its own tells you where the land is, not what stage it has reached.
For the land record itself, use AnyROR, the Gujarat Revenue Department portal at anyror.gujarat.gov.in. Select Ahmedabad district, then Dholera taluka, then Bhadiyad — village code 052.
Bhadiyad contributes about 9.40% of TP Scheme 2’s total area. TP2 draws land from ten villages in all – Dholera village at roughly 40%, then Gorasu, Rahtalav and Khun, with Bhadiyad, Otariya, Bhimtalav, Kadipur, Sandhida and Mundi making up the rest. A further 0.07% of TP Scheme 1 is also Bhadiyad land.
Note what those percentages do and do not say. They describe how much of each scheme is made up of Bhadiyad land – not what proportion of Bhadiyad village sits inside them. Those are different questions, and the second one needs the individual TP scheme documents to answer properly. In a village this size, a substantial part may sit outside both schemes entirely.
The Activation Area covers the TP-2A and TP-4A scheme areas, and Bhadiyad sits outside it. Being in TP2 and being in the Activation Area are not the same thing, and a parcel described only as “TP2 land” tells you nothing about which side of that line it falls on.
