Knowledge & IT land sits in the same price band as the City Centre, and for the same reason: both carry FAR up to 5 and heights up to 150 metres, and that permission is priced into the land. Both sit above Industrial and Residential land per square yard.
Within the zone, what moves the number most is how far along the surrounding infrastructure is. Parcels in areas where roads and utilities are already in cost several times what still-planned land costs. Here’s roughly where things stand.

Minimum plot size on the narrower roads is 1,500 sqm — about 1,800 square yards. On that basis the smallest legal parcel works out to roughly:
But the minimum is misleading here. Because nothing gets built without an approved Campus Master Plan, real projects in this zone are campuses, not single plots. A modest 3-hectare campus — the threshold above which the Subdivision Guidelines take over — is roughly 35,900 square yards, which puts it in the ₹36 crore to ₹72 crore range even in a Future Development area. Budget for the format, not for the minimum.
You’ll notice the bands overlap. That isn’t sloppiness — it’s how the market actually behaves. A well-placed parcel in a Future Development area can cost more than a poorly placed one in Linear Development. Six things decide where a specific plot lands:
