Bavliyari is the largest village inside Dholera SIR by area. The Draft Development Plan puts it at roughly 111.27 square kilometres – a third larger than Bhangadh, the next biggest, and around fifteen times the size of Bhimtalav, the smallest. Its recorded population was 2,325 at the 2001 Census, the figure the Plan works from (DSIRDA Draft Development Plan, Appendix C, Table C-1).
Size is the thing to hold on to when reading anything about this village. A quoted rate for “land in Bavliyari” covers an area larger than many small cities, and two parcels sharing that name can sit many kilometres apart with completely different road access and scheme position. The residential band quoted here is deliberately wide for that reason.
Bavliyari’s land is divided between two Town Planning Schemes – TP5 and TP6 – both of which name the village in their part-village lists, and both of which sit behind the Activation Area schemes in the SIR’s development sequence.
One entry to check before buying: the Development Plan’s forest schedule records survey number 315/1 in Bavliyari as notified forest, about 202 hectares (Appendix I, Table I-1). Residential and recreation/tourism-zoned parcels are what trade here.
In a village this large, the first job is to pin down where the parcel actually is. Ask for the survey number and ask to see the parcel’s position on the sanctioned scheme drawing, not on a village-level marketing map. The village name carries almost no information about access here.
Then establish which scheme the parcel falls in – TP5 or TP6. Bavliyari land is split between the two, and they are separate schemes at their own stages. Ask which sub-scheme, what stage it has reached, and treat any timeline you are given as an expectation rather than a commitment.
Then the forest schedule: check the survey number against 315/1, the entry listed as notified forest in the Development Plan’s Appendix I.
Then the usual: the Final Plot (FP) number, the DSIRDA NOC and confirmation of NA clearance. A survey number on its own tells you where the land is, not what stage it has reached.
For the land record itself, use AnyROR, the Gujarat Revenue Department portal at anyror.gujarat.gov.in. Select Ahmedabad district, then Dholera taluka, then Bavliyari — village code 068.
Bavliyari’s land falls in two Town Planning Schemes. Both the TP5 and the TP6 draft scheme drawings name Bavliyari in their part-village lists – TP5 alongside Panchi, Sodhi, Sangasar and Hebatpur, and TP6 alongside Zankhi, Bhangadh, Mingalpur and Hebatpur.
Which villages belong to which scheme is settled by those drawings. What is not settled is how much of each scheme comes from Bavliyari land – we hold no verified percentage breakdown for TP5 or TP6, and we are not going to estimate one. Membership is confirmed; share is not.
In practice the parcel matters more than the scheme statistic. Ask which of the two schemes a specific plot sits in, which sub-scheme, and what stage that sub-scheme has reached – and ask to see it on the sanctioned drawing.
Both TP5 and TP6 sit behind the Activation Area schemes in the SIR’s development sequence. The Activation Area covers the TP-2A and TP-4A scheme areas, and Bavliyari is outside it.
