Vadhela is a revenue village in Barwala taluka of Botad district, covering roughly 1,828 hectares. It falls outside the Dholera SIR, so land here is governed by the district and taluka revenue authorities rather than by DSIRDA.
Its defining feature is size. At 1,828 hectares Vadhela is one of the smaller villages along this edge of the SIR, and the settlement sits only about two kilometres from the boundary. In the larger villages nearby, two parcels carrying the same village name can be eight or ten kilometres apart. Here the spread is much narrower, which makes comparing parcels within the village a good deal simpler.
It also sits in the middle of the belt — roughly 5 km from Dhadhodar and 6 km from Kanatalav — so a buyer looking at this stretch can reasonably see all three in one visit.
One administrative point is worth knowing before you start. Barwala taluka was part of Ahmedabad district until August 2013, when Botad district was formed. Older records and brochures may still say Ahmedabad — but the offices you will actually deal with are in Botad.
Buying land outside the SIR follows the ordinary Gujarat revenue process, not DSIRDA’s planning system. Land is purchased on the open market through a registered sale deed, and any conversion or development permission comes from the district and taluka authorities.
For Vadhela, that means Botad district. The 7/12 extract, 8A and mutation entries come from the Barwala taluka e-Dhara office, and the cadastral village map from the District Inspector of Land Records, Botad. If a seller hands you papers referring to Ahmedabad district, that is not necessarily a problem — it usually reflects the pre-2013 position — but the current record must be pulled from Botad.
One thing worth knowing before you commit: agricultural land in Gujarat carries buyer eligibility conditions, and whether they apply to you depends on your own status. Confirm this before paying any advance, not after.
Vadhela’s boundary touches the Dholera SIR. Measured against the DSIRDA Draft Development Plan map, the two share roughly 3.2 kilometres of boundary. That is a shorter contact than villages such as Adhelai or Kanatalav, which share ten kilometres or more.
What makes Vadhela different is not the length of that contact but the size of the village behind it. Because Vadhela covers only about 1,828 hectares and its settlement sits roughly two kilometres from the line, the village does not stretch far inland. In bigger neighbours, where a parcel might be eight or ten kilometres from the SIR while still carrying the same village name, a single quoted rate can hide very different propositions. Here that gap is narrower.
Being outside the boundary still means DSIRDA’s zoning, FAR limits and TP scheme obligations do not apply to land in the village.
Why the difference? Plot rates include NA conversion, internal roads, demarcation and the smaller ticket size. Bulk land is the same land before that work is done.
