About Mahadevpura
Mahadevpura is a village inside Dholera SIR, in Dholera taluka of Ahmedabad district, covering roughly 22.54 square kilometres. Its recorded population was 1,211 at the 2001 Census, the figure the Draft Development Plan works from (DSIRDA Draft Development Plan, Appendix C, Table C-1).
Its land sits in TP Scheme 4. That is worth pausing on, because TP4 also contains TP-4A – one of the two sub-schemes that together make up the Activation Area, the part of Dholera where development is already on the ground. Mahadevpura land runs right up to that boundary.
The other thing to know about this village is forest. The Development Plan’s forest schedule records survey numbers 141, 142 and 143 in Mahadevpura as notified forest, totalling roughly 647 hectares (Appendix I, Table I-1). Against a village of about 2,254 hectares, that is close to a third of the land – a bigger share than in most SIR villages, and a real constraint on what is actually available to buy.
What trades here is residential-zoned and recreation/tourism-zoned land. No industrial parcels are offered in this village.

Two checks come before the usual ones here. First, the forest schedule: compare the parcel’s survey number against 141, 142 and 143, the numbers listed as notified forest in the Development Plan’s Appendix I. Roughly a third of the village falls under that entry, so the odds of a parcel touching it are higher than in most SIR villages. Forest-notified land cannot be treated as ordinary agricultural land.
Second, the Activation Area position. Ask exactly where the parcel sits relative to the TP-4A boundary, and ask to see it on the sanctioned drawing. Adjacency at village level is not adjacency at plot level, and it is usually the thing being priced.
Then the usual: which sub-scheme of TP4 the parcel falls in and at what stage, followed by the Final Plot (FP) number, the DSIRDA NOC and confirmation of NA clearance. A survey number on its own tells you where the land is, not what stage it has reached.

Mahadevpura Within Dholera SIR
Mahadevpura sits in TP Scheme 4. The scheme number matters more here than usual: TP4 also contains TP-4A, one of the two sub-schemes that make up the Activation Area. Village land touches that boundary.
Being in TP4 and being in TP-4A are not the same thing. TP-4A is one sub-scheme within TP4, and only that sub-scheme counts as Activation Area. A parcel described as “TP4 land in Mahadevpura” could sit right against the line or well back from it, and the description does not distinguish between the two.
That is the question to put to a seller here, and to answer from the sanctioned scheme drawing rather than from a marketing map.
