Gogla is a village inside Dholera SIR, in Dholera taluka of Ahmedabad district, covering roughly 55.44 square kilometres. That makes it one of the largest of the 22 villages, comparable to Ambli. Its recorded population was 1,245 at the 2001 Census, the figure the Draft Development Plan works from (DSIRDA Draft Development Plan, Appendix C, Table C-1).
Gogla’s land sits in TP Scheme 1, alongside Ambli, Kadipur and a small part of Bhadiyad. It is the third-largest contributor at about 14.69% of the scheme’s area. TP1 is among the further-along schemes in the SIR – plan-passing has started in its 1A1 and 1A2 sub-schemes – though that is a statement about the scheme, not about any particular parcel in this village.
Forest is the thing to check here. The Development Plan’s forest schedule records three survey numbers in Gogla – 201, 293 and 297 – as notified forest (Appendix I, Table I-1). The area entered against survey number 201 is very large relative to the village, and rather than repeat a figure we have not been able to stand behind, we are verifying it against the Gazette. What a buyer should do in the meantime is simple enough: check the parcel’s survey number against those three entries.
What trades here is recreation and tourism-zoned land. No residential or industrial parcels are offered in this village.
Start with the forest schedule. Compare the parcel’s survey number against 201, 293 and 297, the numbers listed as notified forest in the Development Plan’s Appendix I. Forest-notified land is not ordinary agricultural land and cannot be treated as such, and in this village the entry is large enough that the check is not a formality.
Then the scheme. Ask whether the parcel is actually inside TP1 and, if so, which sub-scheme and at what stage. Because Gogla is large, being a Gogla parcel does not by itself mean being a TP1 parcel – ask to see it on the sanctioned drawing.
Then the zone. Only recreation and tourism-zoned land is offered here, so if a parcel is being described as residential or industrial, check the zone under the Draft Development Plan before going any further.
Then the usual: the Final Plot (FP) number, the DSIRDA NOC and confirmation of NA clearance. A survey number on its own tells you where the land is, not what stage it has reached.
For the land record itself, use AnyROR, the Gujarat Revenue Department portal at anyror.gujarat.gov.in. Select Ahmedabad district, then Dholera taluka, then Gogla — village code 050.
Gogla is the third-largest contributor to TP Scheme 1. About 14.69% of TP1’s total area comes from this village’s land, with Ambli at roughly 68%, Kadipur at about 16.81% and a small part of Bhadiyad making up the rest. Between them those four villages account for the whole scheme.
Note what that percentage does and does not say. It describes how much of TP1 is made up of Gogla land – not what proportion of Gogla village sits inside TP1. Those are different questions, and the second one needs the individual TP scheme documents to answer properly. It matters here more than usual: Gogla is a large village, so a substantial part of it may well sit outside the scheme entirely.
Gogla is outside the Activation Area, which covers the TP-2A and TP-4A scheme areas. TP1 is a separate scheme, at its own stage.
