Sodhi is a village inside Dholera SIR covering roughly 40.49 square kilometres by the Draft Development Plan’s figure. It sits in Dholera taluka of Ahmedabad district, where its land record carries village code 013. Its recorded population was 3,007 at the 2001 Census – the second-largest of the 22 villages, behind only Hebatpur (DSIRDA Draft Development Plan, Appendix C, Table C-1). That means a buyer here is looking at land around an established settlement rather than open farmland with a name attached.
Its land sits mainly in TP Scheme 3, where Sodhi is the second-largest contributor at about 29% of the scheme’s area, behind Sangasar at around 34%. Between them those two villages account for well over half of TP3. A portion of Sodhi also falls in TP5, so parcels here are not all tied to one scheme’s timeline.
One thing to check before buying: the Development Plan’s forest schedule records about 163 hectares of the village as notified forest, across survey numbers 240, 258 and 7/A/1 (Appendix I, Table I-1).
Residential, industrial and agricultural parcels trade here. Agricultural land is the lower entry point, with the eligibility condition that comes with it in Gujarat. Sodhi sits outside the Activation Area.
If you are looking at an agricultural parcel, settle the eligibility question first, before price. Gujarat restricts who may buy and hold agricultural land, and a purchase that cannot be registered in your name is not a bargain at any rate. Take that question to a lawyer rather than to the seller.
For the land record itself, use AnyROR: Ahmedabad district, Dholera taluka, village code 013. If you have seen Sodhi listed under Barwala taluka in Botad district, that comes from the 2011 Census and the Draft Development Plan, and it is not where the live record sits.
Then the forest schedule: compare the parcel’s survey number against 240, 258 and 7/A/1, the entries listed as notified forest in the Development Plan’s Appendix I.
Then the scheme: TP3 or TP5, which sub-scheme, and at what stage – followed by the Final Plot (FP) number, the DSIRDA NOC and confirmation of NA clearance. A survey number on its own tells you where the land is, not what stage it has reached.
Sodhi is the second-largest contributor to TP Scheme 3. About 29% of TP3’s total area comes from this village’s land, behind Sangasar at around 34%. A portion of the village also appears in TP Scheme 5, and both scheme drawings name Sodhi in their part-village lists.
Note what that percentage does and does not say. It describes how much of TP3 is made up of Sodhi land – not what proportion of the village sits inside TP3. Those are different questions, and the second one needs the individual TP scheme documents to answer properly.
Because Sangasar and Sodhi between them account for the larger part of TP3, that scheme’s progress matters more to these two villages than it would to a village holding a small share. It also means a parcel described only as “Sodhi land” could be in TP3 or TP5, at different stages – confirm which, on the sanctioned drawing.
Scheme membership is confirmed by the draft scheme drawings. The percentages are reported from secondary sources and should be confirmed against official DSIRDA-sanctioned documents.
