Sandhida is a village inside Dholera SIR, in Dholera taluka of Ahmedabad district, covering roughly 18.64 square kilometres. That makes it one of the smaller of the SIR’s 22 villages. Land here falls under DSIRDA’s Town Planning scheme process rather than the ordinary revenue-office route.
Two things make Sandhida unusual. The first is that its land is spread across three separate Town Planning schemes — TP3, TP2 and TP4 — rather than sitting mostly within one. For a village this compact, that is a lot of administrative variation packed into a small area, and it means the scheme, stage and applicable rules can differ from one parcel to the next.
The second is zoning. Residential, industrial and commercial land all occur within Sandhida. Most SIR villages are dominated by one or two zone types; having all three in a single village is uncommon, and it is reflected in the fact that all three carry separate indicative rates here.
The village sits fairly centrally in the SIR, about 6 km from the Activation Area, with Panchi roughly 2 km away and Mundi about 2.5 km. The Development Plan also shows a notably dense network of planned roads around it, including 250 m spine road frontage within a few kilometres.
Because Sandhida’s land spans three TP schemes, the single most important thing to establish for any parcel here is which scheme it actually falls in — TP3, TP2 or TP4 — and what stage that scheme has reached. A village-level answer will not tell you what applies to your plot.
Ask for the Final Plot (FP) number, the DSIRDA NOC, and confirmation of NA clearance before treating any Sandhida parcel as construction-ready. A survey number alone, without these, tells you where the land is — not what stage it has reached.
Zoning needs the same treatment. With residential, industrial and commercial land all present in the village, permitted uses vary from parcel to parcel. Confirm the applicable zone before assuming what can be built.
For the land record itself, use AnyROR, the Gujarat Revenue Department portal at anyror.gujarat.gov.in. Select Ahmedabad district, then Dholera taluka, then Sandhida — village code 061.
Sandhida’s land is drawn into three Town Planning schemes. It makes up about 20% of TP Scheme 3’s total area, roughly 1.4% of TP Scheme 2’s, and it is a member of TP4 as well.
The Development Plan map supports this. Sandhida’s label sits about 1.06 km from TP-3B and 1.47 km from TP-3A, with TP4B-1 roughly 2.23 km away — consistent with a village whose land straddles the boundary between the TP3 and TP4 areas. In this case the map and the reported figures agree, which is not true for every SIR village.
Note what these figures describe: how much of each scheme is made up of Sandhida land, not what proportion of the village sits in each scheme. The second question needs the individual TP scheme documents.
What this means practically is that Sandhida cannot be summarised by a single scheme. Two parcels a kilometre apart may sit in different schemes at different stages, with different reconstitution timelines. Confirm the applicable scheme for a specific parcel rather than relying on the village-level position.
