DholeraProp is a real estate company working in one market: Dholera SIR and the belt around it. We sell land and residential plots — and we publish the planning research behind them, so a buyer can understand not just what is available, but where it sits, how it is planned, and what to verify before paying for it.

• Focused on Dholera, connected beyond it. Dholera is the only market we work in. Our buyers and channel partners come from cities across India — the expertise is concentrated, the reach is not.
• Planning detail behind every listing. For land inside the SIR we record the village, the TP or sub-TP, the land-use zone and the development phase, taken from the planning drawings rather than a seller’s description.
• Research you can check. Our village, zone, TP and infrastructure guides are written from DSIRDA and DDP documents, TP drawings and public records. We name the source, so you can go and read it yourself.
• Inside and outside the SIR, never blurred. Land within the notified region and land in the surrounding villages follow different planning frameworks entirely. We always say which one a property falls under.
• Approved is not built. We mark what is operational, what is under construction and what is only approved — and we say plainly when a widely repeated Dholera claim does not survive a look at the record.
• From research to the ground. Shortlisting, site visits, document checks and coordination through the transaction. Research is only useful if it ends in a better decision.
