The Logistics Zone sits entirely within Linear Development, so there’s a single price band here rather than the three bands you’ll see on other Dholera zone pages. Within that band, what moves the number is how close a parcel sits to the rail alignment and the main road spines.
One thing to weigh alongside the rate: at 30% ground coverage, a conventional single-storey warehouse uses roughly a third of the plot. Price per square yard and cost per square foot of shed are very different numbers in this zone.

Table 10-7 states no minimum plot size, so there’s no fixed entry ticket to quote. An acre — about 4,840 square yards — is a more useful reference point:
At 30% ground coverage, that acre supports roughly 1,214 sqm of single-storey shed, or up to 4,047 sqm of built-up area if you build to the full FAR of 1 across multiple floors. Which of those two numbers applies to you depends entirely on your building format — and it changes the economics completely.
You’ll notice the bands overlap. That isn’t sloppiness — it’s how the market actually behaves. A well-placed parcel in a Future Development area can cost more than a poorly placed one in Linear Development. Six things decide where a specific plot lands:
