Land here is cheaper than in the City Centre or Knowledge & IT zones, and the reason is written into the regulations: FAR 0.5 means you can build far less on it. Price per square yard and value per square yard are not the same thing in this zone.
Within the zone, what moves the number most is how far along the surrounding infrastructure is. Parcels in areas where roads and utilities are already in cost several times what still-planned land costs. Here’s roughly where things stand.

Table 10-9 states no minimum plot size, so there is no fixed entry ticket to quote. A more useful reference point is an acre, which is about 4,840 square yards:
Worth holding next to that: at FAR 0.5, an acre permits roughly 2,023 sqm of built-up area in total. Compare the same spend in the Industrial or Residential zones before deciding this land is cheap.
You’ll notice the bands overlap. That isn’t sloppiness — it’s how the market actually behaves. A well-placed parcel in a Future Development area can cost more than a poorly placed one in Linear Development. Six things decide where a specific plot lands:
