Valinda is a revenue village in Dholera taluka, Ahmedabad district, census code 511903. If a seller’s paperwork says Dhandhuka, that isn’t necessarily an error — Dholera taluka was created out of villages of Dhandhuka and Dholka talukas, and Census 2011 still lists Valinda under Dhandhuka. Current revenue records sit under Dholera taluka.
The thing that makes Valinda worth a look is position. The Ahmedabad–Dholera Expressway runs about 2 km away and the airport site sits around 6 km off — that is the shortest run to the expressway of any village on our list, and second only to Navagam for the airport. Most villages on the adjoining list are near the SIR boundary; very few are near the infrastructure that is actually being built. Valinda is one of them.
The second thing is the land-to-people ratio. The village covers about 1,842 hectares, but Census 2011 recorded only 1,304 residents in 222 households. Compare that with Navda, which has nearly five times the population on roughly twice the land. Fewer households holding more land generally means larger parcels come to market more often, and fewer owners to bring to the table on a single deal.
Valinda sits in the middle of the northern boundary cluster. Kamatalav, Gamph, Kasindra and Shela are all within about six kilometres, which is why buyers looking at this belt usually see several of these villages in one trip rather than one in isolation.
Valinda’s land records are held under Dholera taluka, Ahmedabad district. Pull the 7/12 and 8-A extracts from the e-Dhara kendra at the Dholera taluka office, and take any measurement or survey-number query to the DILR office, Ahmedabad. Older extracts, and some seller paperwork, will show Dhandhuka taluka — that reflects the position before Dholera taluka was created and isn’t a defect in the record, but always pull a fresh copy under Dholera taluka before you pay anything. Confirm which sub-registrar office currently has jurisdiction over Dholera taluka before you fix a registration date.
One check matters more in Valinda than in most villages. Because parcels here sit close to the notified line, ask specifically whether the survey number you are being shown falls inside or outside the SIR boundary, and get that in writing. The difference decides which planning rules apply to the land, and it is not something you can settle by looking at a marketing map.
Agricultural land in Gujarat can only be bought by someone who qualifies under the state’s tenancy law. If you don’t, the parcel needs to be NA-converted before you can buy it, or the purchase has to be structured differently. Sort this out before you pay an advance, not after.
Valinda is one of the villages the DSIRDA Draft Development Plan map labels an adjoining village, and its land runs directly against the notified line on the northern side of the region.
Being on the boundary counts for more here than it does further out, because of what sits nearby. The expressway corridor is about 2 km away and the airport site about 6 km — the northern side of the SIR is where the built infrastructure is concentrated, and Valinda is on that side rather than on the quiet western or southern edges.
That said, it is worth being precise about what proximity buys you. The expressway is access-controlled, which means entry is only at grade-separated interchanges. Two kilometres from the carriageway with no interchange nearby is not the same as two kilometres from an entry point, and no interchange has been identified as serving Valinda directly. Ask that question specifically before you treat the distance as a benefit.
And Valinda is outside the notified area. DSIRDA does not plan the roads here, no TP scheme reconstitutes your survey number into a final plot, and infrastructure follows ordinary rural timelines. What changes across the line is what gets built there, not what gets built on your parcel.
Why the difference? Plot rates include NA conversion, internal roads, demarcation and the smaller ticket size. Bulk land is the same land before that work is done.
