Kamatalav is a revenue village in Dholera taluka, Ahmedabad district, census code 511904. If a seller’s paperwork says Dhandhuka, that isn’t necessarily an error — Dholera taluka was created out of villages of Dhandhuka and Dholka talukas, and Census 2011 still lists Kamatalav under Dhandhuka. Current revenue records sit under Dholera taluka. The village covers about 1,203 hectares and Census 2011 counted 1,567 people across 276 households. That makes it one of the compact villages on the adjoining list — a fraction of neighbours like Gamph (4,131 ha) or Kharad (4,766 ha), though larger than Shela. The practical effect of that size is worth understanding: in a 4,000-hectare village, one parcel can sit against the SIR boundary while another sits five kilometres inland carrying the same village name and a very different value. In Kamatalav that spread is much narrower. What Kamatalav is known for is its contact with the boundary. On the DSIRDA Draft Development Plan map the village runs along the notified line rather than sitting back from it, and it has more continuous contact with the SIR edge than most villages on the adjoining list. DholeraProp has not published a measured kilometre figure for that frontage, and deliberately so — the figures circulating for small boundary villages do not survive a basic check against village area, so we would rather say less than publish a number we cannot stand behind. Kamatalav sits in the northern boundary cluster with Shela, Valinda, Gamph and Kasindra as immediate neighbours. Buyers comparing this belt usually look at several of these villages in one trip rather than one in isolation. Dholera town, inside the notified area, is the nearest town; Ahmedabad is roughly 100 km by road.
Kamatalav’s land records are held under Dholera taluka, Ahmedabad district. Pull the 7/12 and 8-A extracts from the e-Dhara kendra at the Dholera taluka office, and take any measurement or survey-number query to the DILR office, Ahmedabad. Older extracts, and some seller paperwork, will show Dhandhuka taluka — that reflects the position before Dholera taluka was created and isn’t a defect in the record, but always pull a fresh copy under Dholera taluka before you pay anything. Confirm which sub-registrar office currently has jurisdiction over Dholera taluka before you fix a registration date. One check matters more in Kamatalav than in most villages. Because parcels here sit close to the notified line, ask specifically whether the survey number you are being shown falls inside or outside the SIR boundary, and get that in writing. The difference decides which planning rules apply to the land, and it is not something you can settle by looking at a marketing map. Agricultural land in Gujarat can only be bought by someone who qualifies under the state’s tenancy law. If you don’t, the parcel needs to be NA-converted before you can buy it, or the purchase has to be structured differently. Sort this out before you pay an advance, not after.
Kamatalav is one of the villages the DSIRDA Draft Development Plan map labels an adjoining village. Measured from that map, the village label sits about 0.6 km from the notified boundary.
On the same map, Kamatalav sits on the northern side of the region, closer to the Dholera International Airport site than any other adjoining village except Navagam, where the airport is being built. We give that as a position rather than a distance, and the reason is worth stating plainly.
How these figures were produced, and what they cannot tell you. DholeraProp extracted the boundary polygon from the DSIRDA Draft Development Plan and calibrated it against the plan’s own notified area of 879.3377 sq km, giving a scale of about 19.87 metres per map point. That makes distance to the notified boundary a reliable measurement, because the boundary is the plan’s own subject. It does not make the plan a reliable source for anything sitting outside that boundary. The plan stops at the notified line by design, and it is a draft prepared years before much of what exists today was built. So we publish the boundary distance as a number, and everything beyond the boundary as a relative position only.
That applies in particular to the expressway. The Ahmedabad–Dholera Expressway (NH-751) is a 109 km NHAI corridor from Sardar Patel Ring Road at Sarkhej to Adhelai village in Bhavnagar district, inaugurated in March 2026. Most of its length runs outside the SIR, and the Draft Development Plan shows only the corridor it reserves inside the notified area. Measuring a village against the in-plan corridor would not tell you how far it is from the road you would actually drive on, so we do not publish that figure for Kamatalav. It also would not be the useful number even if we had it: the expressway is access-controlled, so what matters is the distance to the nearest interchange, not to the carriageway.
None of this changes what you are buying. Kamatalav is outside the notified area. DSIRDA does not plan the roads here, no TP scheme reconstitutes your survey number into a final plot, and infrastructure follows ordinary rural timelines.
Why the difference? Plot rates include NA conversion, internal roads, demarcation and the smaller ticket size. Bulk land is the same land before that work is done.
