Akru is a revenue village in Dhandhuka taluka, Ahmedabad district, census code 511922. Worth knowing before you look at any paperwork: the DSIRDA Draft Development Plan map spells it AKARU, while Census and revenue records use Akru. Same village, two spellings, and search results will mix them.
One thing to get straight up front, because it now catches people out. When Dholera taluka was created out of villages of Dhandhuka and Dholka talukas, several of Akru’s neighbours moved across — Kamatalav, Valinda, Gamph and Kasindra are all in Dholera taluka today. Akru did not move. Its revenue records are still held under Dhandhuka taluka, and that is correct, not an out-of-date entry.
At about 3,636 hectares Akru is one of the larger villages in the adjoining set — roughly five times Kasindra and three times Kamatalav. That size, combined with a land pattern that is still overwhelmingly agricultural, is why contiguous bulk parcels are easier to assemble here than in the smaller boundary villages. Census 2011 recorded 3,009 people across 497 households, so this is a working farming village rather than a thinly settled one.
Akru sits on the western side of the region, near where Dhandhuka taluka meets Barwala, Ranpur, Chuda and Vallabhipur. Dhandhuka town is about 16 km away and Ahmedabad roughly 121 km by road — farther from the city than most villages on the adjoining list, which shows up in the rates.
Akru’s land records are held under Dhandhuka taluka, Ahmedabad district. Pull the 7/12 and 8-A extracts from the e-Dhara kendra at the Dhandhuka taluka office, and take any measurement or survey-number query to the DILR office, Ahmedabad.
Do not let anyone “correct” Akru to Dholera taluka. Several nearby villages moved to the new Dholera taluka and Akru did not, so a Dhandhuka entry on an Akru extract is the right one. Ask for the record under Dhandhuka taluka and check the census code 511922 if there is any doubt — Akru is also spelt AKARU on the DSIRDA plan map.
Agricultural land in Gujarat can only be bought by someone who qualifies under the state’s tenancy law. If you don’t, the parcel needs to be NA-converted before you can buy it, or the purchase has to be structured differently. Sort this out before you pay an advance, not after.
Akru is an adjoining village, not a village inside the SIR. The DSIRDA Draft Development Plan map labels it one of 18 adjoining villages, with the village label sitting roughly 0.8 km from the notified boundary.
Two caveats on that number, because they matter for a specific parcel. It is measured from the plan map rather than from cadastral records, so it carries the same margin of error as any map-derived figure. And unlike Kamatalav, Kharad or Rojka, no length of shared boundary was assigned to Akru in the measurement — so Akru should be described as near the SIR, not as sharing a boundary with it.
The practical effect is the same either way. Outside the notified area, DSIRDA does not plan your roads, no TP scheme reconstitutes your survey number into a final plot, and infrastructure follows ordinary rural timelines. What you buy in Akru stays the survey number it is today.
Why the difference? Plot rates include NA conversion, internal roads, demarcation and the smaller ticket size. Bulk land is the same land before that work is done.
