Zankhi is a village inside Dholera SIR, in Dholera taluka of Ahmedabad district, covering roughly 22.09 square kilometres. That puts it among the smaller of the 22 villages. Its recorded population was 526 at the 2001 Census, the figure the Draft Development Plan works from (DSIRDA Draft Development Plan, Appendix C, Table C-1).
One thing sets Zankhi apart from its neighbours, and it is easier to miss than a headline feature: the village does not appear in the Development Plan’s forest schedule at all. Bhangadh, which shares both of Zankhi’s schemes, carries about 1,007 hectares of forest-notified land; Mahadevpura about 647. In Zankhi, that particular check comes back empty. It is one document rather than a title search, but in this part of the SIR it is a meaningful difference.
Zankhi’s land falls in two Town Planning Schemes – TP4 and TP6. TP4 also contains TP-4A, one of the two sub-schemes making up the Activation Area, but Zankhi land sits outside that sub-scheme.
Residential, industrial and recreation/tourism parcels all trade here, at bands below the villages closer to the developed phase. At about 122 km it is also one of the furthest SIR villages from Ahmedabad.
First, establish which scheme the parcel is in – TP4 or TP6. Zankhi land is split between the two, and they are separate schemes at their own stages. Then ask which sub-scheme and what stage it has reached. Ask specifically whether anyone is describing it as TP-4A – on current record Zankhi land is outside the Activation Area, so that claim would need checking against the sanctioned drawing.
Three different zone types are quoted in this village at three quite different bands, so confirm the parcel’s zone under the Draft Development Plan rather than taking the seller’s label for it.
On forest: Zankhi’s absence from the Development Plan’s schedule is a good sign, not a clearance. Check the 7/12 and 8-A entries for any notation of your own.
Then the usual: the Final Plot (FP) number, the DSIRDA NOC and confirmation of NA clearance. A survey number on its own tells you where the land is, not what stage it has reached.

Zankhi’s land falls in two Town Planning Schemes. Both the TP4 and the TP6 draft scheme drawings name Zankhi in their part-village lists – TP4 alongside Dholera, Mundi, Panchi, Bhangadh, Hebatpur, Mahadevpura and Sandhida, and TP6 alongside Bavliyari, Bhangadh, Mingalpur and Hebatpur.
Which villages belong to which scheme is settled by those drawings. What is not settled is how much of each scheme comes from Zankhi land – we hold no verified percentage breakdown for TP4 or TP6, and we are not going to estimate one. Membership is confirmed; share is not.
TP4 matters here for a second reason. It also contains TP-4A, one of the two sub-schemes that together make up the Activation Area. Being in TP4 and being in TP-4A are not the same thing, and only the second counts as Activation Area. Zankhi land is in TP4, outside TP-4A.
That is the question to put to a seller, and to answer from the sanctioned scheme drawing rather than from a marketing map.
