Sangasar is a village inside Dholera SIR covering roughly 35.49 square kilometres by the Draft Development Plan’s figure. It sits in Dholera taluka of Ahmedabad district, where its land record carries village code 028. Its recorded population was 1,609 at the 2001 Census, the figure the Plan works from (DSIRDA Draft Development Plan, Appendix C, Table C-1).
Its defining feature is how much of TP Scheme 3 is Sangasar land – about 34% of the scheme’s total area, the largest single village share in TP3, ahead of Sodhi at around 29%. A portion of the village also falls in TP5, so parcels here are not all tied to one scheme’s timeline.
The thing to check before buying here is forest. The Development Plan’s forest schedule lists survey numbers 194, 195 and 196 (paiki) as notified forest, totalling roughly 708 hectares (Appendix I, Table I-1). Against a village of about 3,549 hectares that is close to a fifth of the land, so the odds of a parcel touching that schedule are not small.
Residential, commercial and industrial parcels all trade here. Sangasar sits outside the Activation Area, the TP-2A and TP-4A area where development is already on the ground.
Start with the forest schedule. Compare the parcel’s survey number against 194, 195 and 196 (paiki), the entries listed as notified forest in the Development Plan’s Appendix I. About a fifth of the village falls under that entry, so this check is not a formality here.
Then the scheme: TP3 or TP5, which sub-scheme, and at what stage. Sangasar land sits in both, and they are separate schemes moving at their own pace.
For the land record itself, use AnyROR: Ahmedabad district, Dholera taluka, village code 028. If you have seen Sangasar listed under Barwala taluka in Botad district, that comes from the 2011 Census and the Draft Development Plan, and it is not where the live record sits.
Then the usual: the Final Plot (FP) number, the DSIRDA NOC and confirmation of NA clearance. A survey number on its own tells you where the land is, not what stage it has reached.
Sangasar is the largest contributor to TP Scheme 3. About 34% of TP3’s total area comes from this village’s land, with Sodhi next at around 29%. A portion of the village also appears in TP Scheme 5, and both scheme drawings name Sangasar in their part-village lists.
Note what that percentage does and does not say. It describes how much of TP3 is made up of Sangasar land – not what proportion of the village sits inside TP3. Those are different questions, and the second one needs the individual TP scheme documents to answer properly.
Because the village dominates TP3, the progress of that scheme matters here more than it would in a village holding a small share. It also means a parcel described only as “Sangasar land” could be in TP3 or TP5, at different stages – confirm which, on the sanctioned drawing.
Scheme membership is confirmed by the draft scheme drawings. The percentages are reported from secondary sources and should be confirmed against official DSIRDA-sanctioned documents.
