Khun is a village inside Dholera SIR, in Dholera taluka of Ahmedabad district, covering roughly 38.30 square kilometres. That puts it among the larger villages in the SIR – about five times the size of Bhimtalav, which shares its boundary. Its recorded population was 1,628 at the 2001 Census, the figure the Draft Development Plan works from (DSIRDA Draft Development Plan, Appendix C, Table C-1).
Khun’s land sits in TP Scheme 2, the SIR’s central scheme. TP2 draws land from ten villages, and Khun is one of its four largest contributors at about 10.59% of the scheme’s area, behind Dholera village, Gorasu and Rahtalav.
What Khun is not, is Activation Area. The Activation Area covers the TP-2A and TP-4A sub-schemes; Khun land sits in TP2 but outside both. That distinction gets blurred often in material written about villages in this scheme, and it is worth holding on to.
What trades here is residential-zoned and recreation/tourism-zoned land. No industrial parcels are offered in this village.
Because Khun sits in TP2, establish for any specific parcel which sub-scheme it falls in and what stage that sub-scheme has reached. Ask directly whether the parcel is being described as TP-2A – on current record Khun land is outside the Activation Area, so that claim would need checking against the sanctioned drawing before you go further.
Ask for the Final Plot (FP) number, the DSIRDA NOC and confirmation of NA clearance before treating any parcel here as construction-ready. A survey number on its own tells you where the land is, not what stage it has reached.
Khun is large enough that parcels bearing the same village name can sit kilometres apart. Ask to see the parcel’s position on the scheme drawing, not just the village name on a brochure.
For the land record itself, use AnyROR, the Gujarat Revenue Department portal at anyror.gujarat.gov.in. Select Ahmedabad district, then Dholera taluka, then Khun — village code 057.
Khun contributes about 10.59% of TP Scheme 2’s total area. TP2 draws land from ten villages in all – Dholera village is the largest contributor at roughly 40%, followed by Gorasu, Rahtalav and Khun, with Bhadiyad, Otariya, Bhimtalav, Kadipur, Sandhida and Mundi making up the rest.
Note what that percentage does and does not say. It describes how much of TP2 is made up of Khun land – not what proportion of Khun village sits inside TP2. Those are different questions, and the second one needs the individual TP scheme documents to answer properly.
The Activation Area – the part of Dholera already developed – covers the TP-2A and TP-4A scheme areas. Khun is outside it. Being in TP2 and being in the Activation Area are not the same thing, and a parcel described only as “TP2 land” tells you nothing about which side of that line it falls on.
