Dholera is a village inside Dholera SIR, in Dholera taluka of Ahmedabad district, covering roughly 45.81 square kilometres. The region takes its name from this village, which is the single most common source of confusion in listings here: Dholera SIR is a notified area of 22 villages, and Dholera village is one of them.
Its land carries the largest single village share of any scheme in the SIR – about 40% of TP Scheme 2’s total area comes from Dholera village land. Smaller portions of the village also fall in TP3 and TP4, so parcels carrying this village name can sit in three different schemes at three different stages.
Dholera village land falls inside the Activation Area, the part of the SIR covered by the TP-2A and TP-4A sub-schemes where development is already on the ground. That is what separates it from the villages around it, and it is the main reason land here prices above them.
Residential, commercial and industrial parcels all trade here – the widest zoning spread of any village in this set. Its recorded population was 2,637 at the 2001 Census, the figure the Draft Development Plan works from (DSIRDA Draft Development Plan, Appendix C, Table C-1).
The first question for any parcel here is which scheme it falls in – TP2, TP3 or TP4 – and then which sub-scheme. Land in TP-2A or TP-4A is inside the Activation Area; land in the village’s TP3 or TP4 portions may not be. The village name alone does not settle it.
Ask for the Final Plot (FP) number, the DSIRDA NOC and confirmation of NA clearance before treating any parcel here as construction-ready. A survey number on its own tells you where the land is, not what stage it has reached.
Because this is the highest-priced village in the set, ask what the quoted rate is based on – scheme position, road frontage, or a comparable recent sale – and ask to see the parcel on the sanctioned scheme drawing rather than on a marketing map.

Dholera village is the largest contributor to TP Scheme 2. Roughly 40% of TP2’s total area comes from this village’s land, with Gorasu, Rahtalav, Khun, Bhadiyad, Otariya, Bhimtalav, Kadipur, Sandhida and Mundi making up the rest. Smaller portions of the village also appear in TP3 and TP4.
Note what that percentage does and does not say. It describes how much of TP2 is made up of Dholera village land – not what proportion of the village sits inside TP2. Those are different questions, and the second one needs the individual TP scheme documents to answer properly.
The Activation Area covers the TP-2A and TP-4A scheme areas, and Dholera village land falls within it. Being inside that boundary is not the same as being ready to build: it describes the surrounding development phase, not the status of an individual plot. Because village land also runs into TP3 and TP4, confirm which scheme and sub-scheme a specific parcel sits in rather than relying on the village name.
