About Rahtalav
Rahtalav is a village inside Dholera SIR, in Dholera taluka of Ahmedabad district, covering roughly 63.45 square kilometres. That makes it the fourth-largest of the SIR’s 22 villages, behind only Bavaliyari, Bhangadh and Hebatpur. Land here falls under DSIRDA’s Town Planning scheme process rather than the ordinary revenue-office route.
What sets Rahtalav apart is what the Development Plan intends for it. Across most of the SIR, village land is marked for residential, industrial or commercial use. In Rahtalav, the dominant planned use is recreation, sports and entertainment, with tourism and resort land alongside it. On the Draft Development Plan map, that shows up as a large continuous block of recreation-zone land covering the bulk of the village, ringed by village buffer.
Its position also matters. Rahtalav sits on the SIR’s edge, roughly 5 km from the Activation Area — the region’s first-phase development zone — and close to the coastal belt beyond the SIR boundary. Khun and Bhimtalav are each about 5 km away.

TP Scheme & Land Status
Buying Land Inside Dholera SIR
Rahtalav’s land sits in TP Scheme 2 – the TP2 draft scheme drawing names it in the part-village list. The first thing to establish for a specific parcel is therefore which TP2 sub-scheme it falls in, and what stage that sub-scheme has reached.
Ask for the Final Plot (FP) number, the DSIRDA NOC, and confirmation of NA clearance before treating any Rahtalav parcel as construction-ready. A survey number alone, without these, tells you where the land is – not what stage it has reached.
Zoning matters more here than in most SIR villages. Land planned for recreation, sports or tourism use carries different development permissions from residential or industrial land. Confirm the applicable zone for the specific parcel before assuming what can be built on it.

Rahtalav Within Dholera SIR
Rahtalav lies on the side of Dholera SIR, roughly 5 km from the Activation Area – the region’s first-phase development area, made up of the TP-2A and TP-4A sub-schemes.
Its scheme membership is settled: the TP Scheme 2 draft drawing names Rahtalav in its part-village list, alongside Kadipur, Bhadiyad, Gorasu, Otariya, Sandhida, Dholera, Mundi, Khun and Bhimtalav. Rahtalav does not appear in the part-village list of any other scheme.
What is not settled is how much of TP2 comes from Rahtalav land. Secondary records report about 10.9%, but we have not seen that figure in a DSIRDA document, so treat it as reported rather than confirmed. And note what such a percentage describes in any case: how much of the scheme is Rahtalav land, not what share of the village sits inside the scheme.
Being inside the SIR means DSIRDA’s zoning, FAR limits and TP scheme obligations apply to land here – and in Rahtalav’s case, most of that zoning is for recreation, sports and tourism use rather than housing or industry.
